Define the scale in megawatts of IT load or rack count, the availability target (Uptime Tier I–IV or equivalent), and the scope—civil works, power distribution, cooling, structured cabling, fire protection, security, and monitoring (DCIM). Procurement Considerations
Prioritize contractors with reference projects of comparable MW scale and availability tier, who provide named-brand equipment lists (UPS, chillers, switchgear) with alternatives priced separately. Contract for measured PUE acceptance via integrated load-bank testing rather than design values, staged milestone payments, liquidated damages for schedule, and clear scope boundaries with the shell contractor. Confirm as-built documentation, O&M training, spare-part packages, warranty terms, Incoterms where imported, and delivery destination.
